What size dumpster for an estate cleanout?
For most estate cleanouts the 20-yard is the right can — it takes a whole three-bedroom house of furniture, clothing and boxes. Step up to the 30-yard if the property has a packed attic, a shed or a shop, or if nobody has cleared anything out in decades.
Sizing the house, not the room count
20-yard — a normal three-bedroom home being emptied: furniture, mattresses, clothing, kitchen contents, boxes of paper. This is the size most estate jobs in the Pine Belt end up taking.
30-yard — a long-occupied house with a full attic, a storage building, a carport packed with decades of keeping-it-just-in-case, or a home where two generations' worth of belongings accumulated in the same place.
10-yard or 15-yard — a small house, an apartment, or the second pass after the family has already taken what they want and a hauler has removed the furniture.
Both the 20 and the 30 are 22 feet long, so the truck needs the same straight run of roughly 60 feet either way. Going one size up costs less than needing a second delivery, and household contents are bulky and light — you will run out of room long before you run out of the tonnage allowance.
The rental clock is the real planning problem
The standard bundle here is seven days, then a per-day rate. On a remodel a week is plenty; on an estate it is often not, because the sorting is emotional and slow and family members drive in from out of state on their own schedule.
The fix is sequencing, not a bigger can. Do the sort first — walk the house, tag what is being kept, sold or donated, and let anyone who wants something come get it. Arrange the dumpster for after that, and take delivery the day the loading actually starts.
If the job runs long, call the provider before the period ends. Extra days in this market commonly run $10 to $25 each, which is cheap compared with a rushed cleanout — but ask the rate up front so it is not a surprise.
What has to come out before it goes in
Estates are where prohibited items hide. Sheds and carports in south Mississippi collect old paint, solvents, fuel cans, pesticide, car batteries and tires, and there is almost always a chest freezer or a window unit with freon in it. None of that can go in the can — the landfill refuses or surcharges the load, and that cost comes back to you.
Set them aside in one pile before delivery day. Forrest and Jones counties run household hazardous waste collection days for the chemicals, and tires go back to a tire dealer. Ask the provider about the appliances before the can arrives.
Heavy material is the other thing to flag. If the job includes a torn-out bathroom, brick, concrete or roofing off an outbuilding, say so when you get quotes — that is weight, and over the included tonnage it is commonly $50 to $100 per ton off the landfill scale ticket.
